Delivering high-end home automation for a flagship residential scheme


Located in the heart of York, St Leonard’s Place comprises an imposing Grade II listed crescent which, together with the adjoining Grade II listed properties on Museum Street, were acquired by the Rushbond Group in 2006.

Previously occupied by City of York Council, Rushbond drew up plans to restore the building to its original 19th century splendour, transforming the offices into 40 elegant homes, including five townhouses, 29 apartments and six mews properties. 

Home automation was a key feature of the project, with a £250k budget representing the largest home automation project outside London for our automation technology partner, Comelit.

Our Dynamic solution


We were contacted at the beginning of 2015, as a trusted company that has previously worked successfully on a number of large automation projects. 

We were also the only company within the criteria who could integrate each individual home automation solution required at the development in house. Those solutions included state of the art door locking systems in every property; heating, lighting and sound control; alongside sophisticated CCTV security systems in principal communal areas and car parks. 

Our involvement in the 22-month project ranged from the scheme design to procurement and complete installation. Throughout the refurbishment, the effective and empathetic use of space was a key issue. This ranged from restricted access routes for vehicles and workers on site to restrictions on parts of the building that could not be altered in any way due to its listed status. For this reason, we selected high-end home automation products, some developed in-house for use throughout this scheme. These products were streamlined and compact in size, using smart and IOT-enabled technologies to deliver the functionality required within the listed building restrictions.

The benefits


To further accommodate the restrictions imposed when working on a listed building we kept the wiring topology simple. This included installing a fibre integrated reception system (IRS) alongside minimal structured cabling. This ensures all properties had a strong signal with a full range of TV and radio services without interference from other communications and data and telecoms could be handled around the site. Our systems deliver greater capacity, over increased distances and more cost effectively than has previously been achievable. 

The end user functionality at St Leonard’s Place is market leading. The automation systems allow residents to configure heating, lighting and sound to suit their lifestyle. These systems enable the creation of individual 'scenarios’, or sequences, that can include light dimming and graduated heating or cooling of the apartment. Residents can also remotely control and programme heating and lighting, and every home features intelligent data for monitoring energy consumption, even when away from home.

In addition, properties also benefit from Bose audio distribution systems: affording the ability to listen to music in every room, or choose different music in different rooms simultaneously from a range of supply sources, including online streaming services such as Spotify.

And, when it came to access control, we combined fob entry systems with video intercom, delivering an effective global entry systems that not only gives residents security but also complete peace of mind. 

Following completion of the flagship project in February 2017, demand for the properties means that only a small number of the 40 properties remain available.
